The report presents a data-driven view of the market dynamics for the 12-month period ending June 2025.<\/p>\n\n\n\n<p>This year\u2019s report reveals significant shifts in Pune\u2019s residential real estate landscape. Following seven consecutive years of rising prices, sales, and supply, the market appears to be entering a phase of consolidation due to the combined impact of &#8220;sticker shock&#8221; from rising prices and increasing home sizes.<\/p>\n\n\n\n<p>While year-on-year prices have increased by 7.31%, the overall rise in ticket size is considerable. Over the past five years, prices have surged by 40%, and average home sizes have grown by 25%, resulting in a 76% rise in average costs. This has posed affordability challenges for budget and upper-middle-class buyers, while affluent buyers continue to gravitate toward larger, more comfortable homes.<\/p>\n\n\n\n<p><strong>Speaking on market trends, Mr. Rohit Gera<\/strong>, Managing Director of Gera Developments Private Limited, said,<br>\u201cWe are seeing a significant rise in total ticket sizes, leading to what we call &#8216;sticker shock.&#8217; Even though interest rates have declined in the past six months, affordability remains a concern. The total cost for buyers has risen by 76% in just five years. This sharp increase in sticker prices has slowed down decision-making among buyers and reduced housing demand. Developers are cautiously responding by slowing down new launches and recalibrating configurations. I anticipate that smaller home sizes will return to the market, making homes more affordable not through price corrections, but by offering compact yet efficient layouts. This is a crucial time for buyers to choose projects from developers with strong financial stability.\u201d<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Market Trends &amp; Analysis:<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Replacement Ratio:<\/strong> A replacement ratio of <strong>1.08<\/strong> indicates a slightly higher supply than demand. In a cyclical market like real estate, mild oversupply usually corrects itself, bringing long-term balance.<\/li>\n\n\n\n<li><strong>New Project Prices:<\/strong> Prices for new projects declined by <strong>4.73%<\/strong> year-over-year, although the broader market trend remains upward.<\/li>\n\n\n\n<li><strong>Price Growth in East Pune:<\/strong> East Pune recorded the <strong>highest price growth<\/strong> in the city at <strong>9.6%<\/strong>, followed by West Pune with a <strong>6.8%<\/strong> increase.<\/li>\n\n\n\n<li><strong>Project Activity:<\/strong> There are <strong>2,605 residential projects under development<\/strong> in Pune, which is <strong>6.7% higher<\/strong> than in June 2024. However, the market is consolidating\u2014smaller projects (less than 100 units) have dropped by <strong>39%<\/strong> since 2018, while larger projects (more than 500 units) have increased by <strong>70%<\/strong>.<\/li>\n\n\n\n<li><strong>Impact of Metro:<\/strong> Areas like Hinjawadi, connected by the new metro corridor, have seen steady prices and increased interest from affordability-conscious buyers.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Future Outlook:<\/strong><\/h3>\n\n\n\n<p>Pune&#8217;s real estate sector is entering a phase of <strong>strategic recalibration<\/strong>. Though recent <strong>50 basis point rate cuts by RBI<\/strong> suggest favorable economic conditions, the market has yet to gain real momentum.
